How to get your deposit back in full

Understanding how you can get your deposit back at the end of your tenancy

Dear Tenants,

I just wanted to send out a quick reminder on how you can ensure that you get your deposit back in full.

We try and make sure that everything is clear when it comes to what we expect from our tenants, but here is a quick guide to vacating your property at the end of your tenancy.

​How to leave the property when you vacate and process of returning deposit.

Please refer to your schedule of condition when vacating the property as it will indicate the condition of the property before you moved in. Please note that fair wear and tear is acceptable and any damages to the property will need to be rectified and fixed before vacating.

The keys must be returned to our office; 81 Church Road, Hove, BN3 2BB. We will ask you to send us your forwarding details including forwarding address and full bank details – Bank, Name on account, Sort code and Account number – please send this to us via email.

We will then conduct the checkout in the following days after receiving the keys. Once the checkout has been conducted we will send you an email if there are any further areas that need addressing. Where possible we always try to give tenants the opportunity to go back and rectify any areas before deducting from the deposit.

Addendums and making good:

If you have had an addendum for any photos or changes to the property please make good as stated in the addendum this includes filling holes, and repainting where necessary.

Please ensure any lightbulbs that were in full working order when you moved into the property are still working.

Thorough Cleaning:

Clean every room, including appliances, fixtures, and cabinets.

Common areas that are missed may include but are not subject to:

  • Toilet bowl/seat
  • Skirting’s and sockets
  • Inside oven glass
  • Kitchen extractor fan and surrounding areas
  • Lime scale on sink/bath taps and shower heads

Remove Personal Belongings:

Make sure all your personal belongings are removed from the property.

Outside space:

If you have a garden or outdoor area, maintain it to the same standard as when you moved in. This will be looked at during the checkout.
